Our Project Delivery Methods

GEneral Contractor

What is GC? General Contractor (GC) is the delivery method most familiar to Project Owners. Under this delivery method, we submit a comprehensive bid based on plans and specifications that have been prepared by the Owner’s Design Professional. Under this delivery method, the GC has minimal opportunity to provide input during the design phase. We construct the project as designed under the direction of you and your design team.

Why Loyd? Even though selection of a contractor is based primarily on price in the GC delivery method, we don't abandon our values and commitment to quality in pursuit of the bottom dollar. We strive for a team approach throughout the construction process that helps you achieve your goals.

CONSTRUCTION MANAGER AT RISK (CM@R)

What is CM@R? Construction Manager at Risk (CM@R), also known as Construction Management (CM), involves two contracts - one between the Owner & Design Professional and one between the Owner & CM. Under this delivery method, we provide construction input to the Owner and Design Professional during the design phase. We then serve as the General Contractor during the construction phase, working in collaboration with you and the design team.

Why Loyd? Our collaborative approach and industry relationships allow us to excel in the CM@R role. We have a proven track record working as a partner with Architects & Engineers to ensure the best plan at the best price. Our attention to detail and problem-solving skills allow us to shine in this role, quickly identifying and resolving challenges and helping control the bottom line. We also employ a full team of skilled craftsmen and maintain strong partnerships with the region's most respected subcontractors, giving us a talented team of building experts to drawn upon during every stage of the planning and construction phases.

DESIGN-BUILD

What is DB? Design-Build is intended to simplify the process for the project Owner. It involves one contract - between the Owner and the Design-Build firm. Under this delivery method, we serve as your single point of contact, first facilitating a design based on your vision, then guiding the project through the pre-construction and construction phases.
